When the Brief Is This Detailed, the Search Gets Interesting

A Clear Brief From the Start

A professional buyer approached our Melbourne buyers agent team with a clear sense of how she wanted to live, and absolutely no interest in compromising on the things that actually mattered. She had considered the suburb list carefully, and her property criteria were thorough. Previous places had annoyed her in specific ways, so she wasn’t going back.
The inner suburbs were the target: South Melbourne, Albert Park, Middle Park, the right pocket of South Yarra, Toorak, Hawthorn, Prahran, Windsor, Elsternwick and Caulfield. This was a tight geographic band, and every suburb in it was well-positioned and competitive.

What the Property Had to Deliver

The property itself needed to be freestanding, or a townhouse with no body corporate. She welcomed period homes, but only if previous owners had renovated them properly inside. New builds worked too, as long as they offered the light and openness she was after. What she didn’t want was the long, narrow single-fronter that no one has touched since the seventies: dark hallways, pokey rooms and a kitchen at the back that feels like an afterthought.
Light was non-negotiable. Her apartment was north-facing and bright, so the next place had to match that feeling. High ceilings, real windows and a genuine sense of air mattered most. At least two bedrooms were essential, ideally three, with one serving as a proper home office. Two bathrooms, including a bath. Air conditioning throughout. Hardwood or parquetry floors. Stone benchtops. As much backyard as possible, and a covered deck if the stars aligned.
And the parking had to be real parking. It needed to be off-street, covered and on title, not the kind where someone repurposes the entire back courtyard as a driveway.

How Our Buyers Agent Team Searched

We searched on and off market across every target suburb. The challenge at this price point in these locations is that everything ticking most of the boxes tends to attract serious competition. Properties with genuine land, real light and inner-suburb convenience don’t last long, and they don’t go quietly either.
Eventually, we found a three-bedroom, two-bathroom property on 431 square metres, with two car spaces, close to parks, shopping and public transport. The position and the land size are what make it work. In the suburbs she was targeting, 431 square metres is genuinely hard to find.

The Outcome

She now has the space for the dog she plans to get, a backyard worth spending time in, and a home that sits comfortably in the lively inner-city pocket she refused to leave behind.
