Some Briefs Are Complicated. This One Had a GPS Built In.

There are buyers who know roughly what they want and discover the detail along the way. And then there are clients like this family, who had thought through every room, every trade-off and every drive time before we even started.

A Home Built Around Family Life

They were buying for the long term. A young family, a son who needed a lawn to kick a ball on, and a broader family of 25 to 30 people who would be over regularly for Sunday lunch and everything in between. Entertaining wasn’t a nice-to-have. Instead, it was a way of life, and the house needed to reflect that.

Location, Down to the Minute

The suburb list was anchored by two things: train lines and grandparents. Specifically, the Cranbourne/Pakenham line between Oakleigh and Caulfield, or the Glen Waverley line between Tooronga and East Malvern. Either worked, provided the station was within a ten-minute walk. In addition, the property needed to be within roughly 25 minutes by car of family in Glen Iris and Glen Waverley. Access to the Monash Freeway was part of the equation too. This wasn’t vague preference, in fact, they had mapped it.

Land, Light, and a Quiet Street

The property itself needed at least 600 square metres of land. That was the floor, not the target. Beyond that, they wanted a sizeable outdoor entertaining area, a real lawn, and enough room to consider a pool down the track without sacrificing everything else. A quiet, leafy, family-friendly street was essential, so a main road like Dandenong or Warrigal was an automatic no.

The Non-Negotiables Inside

Inside, the brief was equally clear. Open plan living and a substantial entertaining space capable of hosting the whole family. A second living area if possible. At least two bathrooms plus a powder room for guests, and an ensuite would be welcomed. Floorboards through the living areas, carpet in the bedrooms. Heating and cooling throughout, and if it was a period home, a working wood fireplace would make it.
As for structural work, the answer was simple: no. They were happy to redecorate, refresh and personalise, but they weren’t in the market for a renovation project. Renovated was the starting point.

A Tightly Held Pocket of the Market

Finding a property that met the location criteria, delivered on land size, and was already in good condition isn’t a quick exercise in these suburbs. The pockets that sit close to the right stations, within reach of the freeway, on quiet streets with genuine land, are tightly held. As a result, when properties come up they attract attention, and they don’t wait around.
Because of that, we searched both on and off market, and worked our agent relationships across the target area until the right opportunity presented itself.

The Result

The result was a home that delivered on every essential: the location, the land, the outdoor space and the room to bring the whole family together under one roof.
