Part 5: Jenny & Kevin - October 28, 2022

Jenny & Kevin came to us having found a property that they had loved and ticked all the boxes as a new family home.  They had only moved here from the UK a few years ago and buying in the Melbourne market was very unfamiliar and foreign to them.  That’s when they decided to engage Azure Buyers Agents to assist them through the buying process and give them the ‘unfair advantage’.

 Some negotiations are easier than others and this wasn’t one of those!  The Vendors expectations were higher from the start of the campaign, and it took a while, 6 weeks in total before we were able to get a signed contract that reflected where we saw fair value for the property!  Our clients were rapt as they were prepared to pay an extra 100K than what we secured the property for, but this negotiation proved that ‘patience is a virtue.’

 As part of our service to Jenny and Kevin we liaised with the agent throughout the campaign and the negotiation process, coordinating a conveyancer review and organizing a Building and Pest inspection.  It was the handling of all these little steps that meant Jenny and Kevin knew that they were protected throughout the buying proves and it took a lot of stress and anxiety away from the unknown, having never bought a property in Melbourne before.

Part 4: Lucy - October 21, 2022

Lucy engaged us to assist her with buying her first property whilst she was living overseas for work.  As part of our full service, we initially identified the key suburbs and areas that suited Lucy’s brief with regards to her budget, yield and requirements for a low maintenance property.  After doing our research and identifying the important criteria for Lucy we narrowed our search to a pocket of 3 to 4 suburbs that met those requirements.  Our process then involved assessing both on and off market properties, shortlisting the promising ones (‘hot list’) and organizing inspections.  Taking pictures, videos and communicating regularly allowed Lucy to get a feel for the type of properties and the areas that we were looking at for her budget. 

This process continued for several weeks until we identified a few standout properties that we performed some more thorough due diligence on.  This included doing a comparative market analysis (CMA) to identify what the property is worth, getting rental opinions from property managers and making sure there were no blind spots around the locations in question.  One particular property stood out as it was a nice family home in a quiet pocket that had already been updated with a good floor plan and outdoor entertaining space.  Importantly it had owner occupier appeal and that important 2nd bathroom, hence it would be appealing for prospective tenants. 

Identifying the ‘right’ property is one thing then we need to be able to secure it at the ‘right’ price.  This is where our agent networks and negotiation experience come in.  We were able to secure the property for Lucy below a previous offer on favorable terms.  We were also able to negotiate access prior to settlement that meant Lucy had tenants signed up before she had the keys at a higher price than expected.

Part 3: Todd - October 14, 2022

Todd came to Azure Buyers Agents via a referral by his broker.  He had been looking for several months on the Mornington Peninsula without success. He had missed out on quite a few properties during this time and was getting frustrated with his search.  Todd previously lived in New Zealand and was not very familiar with how things worked with Real Estate in Melbourne. He was looking for someone to assist him with the negotiations and to ultimately help secure the property. 

 Todd identified a property he liked and then we came in to help.  We performed our own due diligence by: inspecting the property, doing a thorough analysis of what it was worth and liaising with the agent to understand the conditions suitable to the vendor. This enabled us to work out our offer strategy.  Ultimately, we were able to secure the property below the bottom of the quote range and then once we had a signed contract, we facilitated a building and pest inspection to make sure the property was of sound nature. 

 The property was secured whilst our client was overseas, and their long search was over as they now can now settle as a family on the beautiful Mornington Peninsula. 

Part 2: Greg & Michaela - October 7, 2022

Greg & Michaela are overseas clients that had recently sold a property in Victoria. They were looking for a renovated free-standing home in the Bayside area with a minimum of 3 bedrooms, a garden and within walking distance to transport, café & shops. The plan was to purchase a property they could easily rent out for a few years before eventually returning to live in Australia.

Azure Buyers Agents attended close to a dozen open inspections on their behalf after which they would be sent videos of any properties that might be suitable. An email blast was also sent to local agents to see if any upcoming off-market opportunities would work. There was constant communication between Greg & Michaela with Azure throughout the process.

The property they eventually bought had initially been glossed over as it was above their sub $2 million budget. It was passed in at auction and the price was eventually lowered. Matt had a conversation with the selling agent which helped him to better understand the vendors’ motivation and timing. Sometimes, it's not just about the dollar amount but also about the terms of the agreement. Azure was able to assist Greg & Michaela with putting in a quick offer that corresponded to the terms that the vendors preferred, and the offer was quickly accepted. In this case, the whole process took less than 4 weeks from engaging Azure Buyers Agents to having a fully executed contract on an amazing home that almost got overlooked. Part 1: Ed & Billie

Ed & Billie are a couple in their late 20s who have previously purchased property independently but never as a couple. They were looking for a sound investment that they could live in now. Not necessarily their dream home given their budget but hoping to get into an area they could comfortably stay in for the long-term.

The couple were looking for a property with land – ideally 400m2 or more. They were open to do some work especially that could use Ed’s skill set as a carpenter.

The search considered on and off market opportunities. Solid agent relationships are often a key part of uncovering off market options.  A property on a quiet court with over 500m2 of land came up that the couple was interested in. It was a smaller single story brick house that appeared reliable and durable. The vendor’s agent called us prior to auction as the interest was a bit light.

At auction the property was passed into us. This gave us the opportunity to negotiate exclusively with the vendor. Post auction there was a stalemate, and we couldn’t get to an agreement on the price, so we ultimately walked away.

Approximately 6 hours later on Saturday night after having more time to think about it, the vendors came back to us, and we came to an acceptable offer.

Our clients were rapt as they bought in a location that they thought they couldn’t afford.
